S.E.M. Construction was responsible for the restoration work required to convert this building into a charming culinary hotspot took a number of specialized construction techniques.
Workers first needed to shore the face of the building, stairs and roof to repair/thicken the existing foundation walls to prevent additional water damage that had taken place prior. Following below slab/wall improvements, the entire front face of the building needed to be reinforced and reinsulated to accommodate new cladding, entrances and windows. The majority of this work was completed at the front of the building, mere steps away from the sidewalks/pedestrian paths. This meant additional coordination and consideration to ensure the work was carried out safely and effectively.
The roof system also required structural upgrades, each joist needing to be reinforced ahead of putting a new roof system in place.
Previously the building was operating using a septic tank. Ahead of the conversion from a garage into a commissary, this septic tank needed to be removed and the building needed to be connected to municipal storm and hydro services.
Previous timber components of the building that were replaced during the structural reinforcing were kept and converted into new tables and cabinetry.
